Resale Or Direct From Disney
Generally only the newest resorts are available for immediate purchase directly through Disney. You can ask Disney to put you on a waiting list to purchase the other resorts, though they are supposedly sold out. If Disney exercises its right of first refusal on a resale, or it gets back points through foreclosure, it will turn around and sell those points at current full market rates to the next person on the waiting list. For popular, small resorts like Beach Club or Grand Californian, the waiting lists can stretch for several years. For bigger resorts like Saratoga Springs, you may be able to get points immediately or within a few weeks or months.
If you just want to buy into DVC as quickly as possible so you can start using it right away, buying direct from Disney is usually the best bet. You can usually complete the transaction instantly if youre already at Walt Disney World, and even over the phone it usually only takes a day or two to purchase a contract. Disney expedites the deed recording process and you can usually get a reservation as soon as you sign the paperwork, even before the deed is officially recorded with the state.
Polynesian Villas & Bungalows
Disneys Polynesian Villas & Bungalows have a laid back South Pacific theme, plus a convenient location on the Magic Kingdom monorail loop. Temporarily, these drop a couple spots because of construction to the hotel side of the Polynesian, which means some amenities and dining options are closed at the property.
Nevertheless, the Poly Villas score points as being among our favorite Disney Vacation Club rooms at Walt Disney World. The rooms are not only the largest of the studios, but the space is utilized really well. The decision to have an added walk-in shower was a good one, and the layout of the rooms is great for both couples and families.
Likewise, the style here hits the nail on the head, balancing Disney theming with high-end luxury. Note that this ranking is based solely upon the villas. About the only downside is the point chart, but even considering that, we think the Poly Villas are worth it. We are just going to pretend the bungalows dont exist for the purposes of this review (since most people dont have the points for them, anyway. We did stay in the Bora Bora Bungalows, and suffice to say, the experience was not good.
Two Bedroom Villas At The Disney Vacation Club Resorts
Two Bedroom Villas come in two flavors:
- One type simply combines a Studio and a One Bedroom through a connecting door, and is known as a lock-off. These lock-off Two Bedroom Villas combine the capacity and merits of the spaces that make them up. Many sleep eight, but those that combine five-person spaces will sleep nine or, at the Grand Floridian and Riviera, ten.
- A second type, designed as a Two Bedroom Villa from the start, is called in the jargon a dedicated villa, sleeps eight or nine, and will have minor variations in the second bedroom compared to a Studio, typically losing the kitchenette, swapping the fold- out couch of the Studio for another regular queen bed, and getting a bigger or a second closet instead of an exit to the corridor. At the Grand Floridian and Riviera, such villas also lose the fold-down bed in the second bedroom and sleep nine.
Two Bedroom Villas dont really have the living or dining space to support the eight to ten people they will holda problem particularly acute at the Beach Club Villas, Saratoga Springs, Boulder Ridge Villas at the Wilderness Lodge, and BoardWalk Villas. See the dining area in One and Two Bedroom Villas at Boulder Ridge above.
Chairs can be moved around to add seats in these smaller spaces, but larger groups will find the Two Bedroom Villas at Riviera, Old Key West, the Villas at Disneys Grand Floridian, Kidani Village, and Bay Lake Tower much more livable.

We will only go when its cooler, so our choices are January through March. Historically, September is considered the slowest month.

Everything We Know About The Upcoming Disneyland Tower Dvc Resort
Disneyland Resort will soon add a Disney Vacation Club property, butnot that one.
You may recall a contentious showdown between Disney and theAnaheim City Council over a $267 million tax credit and a two-block move.
Since then, the two parties have kissed and made up enoughthat DVC will open its second location at Disneyland Resort.
Heres everything we know about the upcoming DisneylandTower DVC resort.
Stop : Disney Riviera Resort
- We Loved: European ambiance, location on the new Disney Skyliner, marble bathroom and other elegant finishes in the room.
- Good to Know: Disney Skyliner, located within steps of the Resort, takes you to Epcot, Hollywood Studios, and other resorts. Studio Tower rooms are rather small, with a Murphy bed.
We decided to end our amazing Disney vacation at the newest DVC Resort: the Disney Riviera Resort. Beautifully designed with a European flair, it has hints of the Mediterranean around every corner, from the palm-lined main entrance to the classical and modern European-style furniture in the seating areas. We loved seeing paintings of characters like the Little Mermaid and Snow White, done in the style of Klimt or Van Gogh. My favorite was the huge mosaic depicting scenes from Peter Pan its made of more than 500,000 hand-cut tiles!
Among the lushly landscaped gardens are gurgling fountains and pools with relaxing sun loungers and a Disney-themed splash pad for the kids. We also enjoyed visiting the French-style Le Petit Café, where we had the most delicious lemon cheesecake and a Minnie Mouse cupcake.

Stop : Disneys Boardwalk Villas
- We Loved: Elegant decor, people-watching on the boardwalk, carnival-themed Luna Pool.
- Good to Know: Epcot is walking distance. Most boardwalk shops and restaurants are currently closed due to the pandemic. Studios have kitchenettes all other suites have full kitchens.
Each day felt like we were visiting a different place in history. But even though we joked about being time travelers, we were really just driving a few miles to the Epcot area and our next resort, Disneys BoardWalk Villas. Here, we were transported to turn-of-the-century Atlantic City, and the vibe shifted to one of whimsical childhood fun: brightly colored rugs and carnival paintings in the lobby, a chandelier featuring horses with mermaid tails, and a warm gingerbread scent in the air. It was a complete change of pace from the Wilderness Lodge, but no less inviting.
Our room wasnt ready yet, so we strolled the boardwalk and checked out the amenities, from the Luna Park pool with its roller-coaster-themed water slide to the bar housed in an old-fashioned carousel. Many of the boardwalk stores were still closed due to the pandemic, but we stopped by the ever-popular Pizza Window to grab a slice and people-watch.
Bay Lake Tower Classy
They keep it classy at the Bay Lake Tower with modern architecture and elegant furnishings. To top it off, Bay Lake is only a hop, skip and jump away from Magic Kingdom . I met a young couple with two children who said they always book at Bay Lake because its so close to Magic Kingdom!
Their pool and outdoor games area is impressive! Andtheres nothing like waking up in the morning and having a beautiful view of either Bay Lake or the castle!

One Bedroom Villas At The Disney Vacation Club Resorts
One Bedroom Villas sleep four or five, depending on the resort.
They have a king bed bedroom that sleeps two and also a combined full kitchen, dining, and living space that typically sleeps two on a fold-out couch. Old Key West, Bay Lake Tower, and the Villas at the Animal Kingdom Lodge add a third sleeping spot to this area with a fold-out chair at Riviera and the Villas at the Grand Floridian, this space gets a third spot from a fold-down murphy bed.
All One Bedroom Villas except those at Kidani Village and Bay Lake Tower have a single large divided bath at those two, theres a small full bath in the living/dining/kitchen area and another larger one in the king bedroom.

Annual Dues Aka Maintenance Fees And Taxes
Each resort charges fees that go toward maintaining the property. The fees vary from resort to resort, but currently range from approximately $6.26 to $9.47 per point. Your home resort determines how much you will pay and how much Disney charges on a per point basis.
These fees cover maintenance of the DVC property as well as a prorated portion of the property taxes. DVC management uses these fees to maintain and upgrade the properties.
If you are thinking of buying into DVC, the relative cost of maintenance fees between the various properties should definitely be a consideration.

One Bedroom Villa Satisfaction Vs Points
- Once again, Old Key West has the cheapest options for one bedroom villas and it shows up above the confidence interval, making it a statistically good value.
- And again we see our buddy Saratoga Springs hanging out at the bottom. Poor Saratoga Springs. I even pulled Saratoga reviews over time to see if there were trends that impacted it in any way. Nope. Pretty steady across all time.
- Interestingly, Riviera studios were the third-most expensive, but it has the most expensive one bedroom villas.
Can You Add The Disney Dining Plan If You Rent Davids Dvc Points
Yes, you most certainly can.
When staying as a guest of a DVC Owner at a Disney Vacation Club Resort in Walt Disney World, you can choose from any of the three free dining plans that Disney offers to its owners and guests. Of course, you will need theme park tickets if the restaurant you wish to dine at is inside a theme park.
If a dining plan is selected, it must be applied to all persons on the reservation for the total number of nights. There are no exceptions to this rule.

How Disneyland Hotel Received A Tower Expansion
The dirtiest secret at Disneyland Resort involves hotelinventory. Theres just not enough of it, especially for Disney.
The company owns three resorts, only one of which includes aDVC presence. Overall, Disneyland Resort includes 2,419 hotel rooms, 71 of themreserved for DVC usage.
Thats the reason why DVC experts say that you should buy at Disneys Grand Californian Resort & Spa if you want to stay there.
Obviously, Disney needs more hotel rooms. The DowntownDisney resorts cancellation set back the company for a while.
Thankfully, park strategists came up with a Plan B. InNovember of 2019, Disney submitted a new proposal to Anaheim officials.
This plan called for a 12-story tower hotel adjacent to theexisting one, Disneyland Hotel.
If that premise sounds familiar, it should. Disney did the same thing in adding a new property, Bay Lake Tower, beside the historic Disneys Contemporary Resort.
So, DVC members possess substantial familiarity with thissort of concept. The situation is slightly different in Anaheim due to the landshortage, though.
Neighborhoods in surrounding areas receive input about how anew hotel will impact their views. They also understandably worry about excessivenoise.
Thankfully, Disney learned from previous mistakes andanticipated all issues. As a result, its presentation was immaculate andimpossible to discredit.
