Airbnb Wants To Prove It Can Be A Landlord
The short-term rental startup announced on Thursday plans to build a 324-unit apartment building in Kissimmee, Florida — located near Walt Disney World Resorts.
The building, which will be branded as “Niido Powered by Airbnb,” is slated to open in early 2018.
The modern complex will be built by Miami-based developer Newgard Development Group. It will feature keyless entry and shared common spaces.
Here’s what makes it distinctly Airbnb: Tenants will be able to rent out their units for up to 180 nights every year.
Tenants will have access to a new app that’s integrated with Airbnb that will help them manage guest stays remotely, from overseeing check-ins to arranging cleaning and linen services.
Those who opt to rent out their apartments on Airbnb will share revenues with their landlord, Newgard said. Newgard CEO Harvey Hernandez told CNN Tech that tenants will keep 75% of the revenue. The rest will go to the development group.
Tenants will be required to sign annual leases which will be “regular market rate,” Hernandez said.
“This partnership shows how landlords, developers and Airbnb can work together to create value for everyone and better serve tenants,” said Jaja Jackson, Airbnb’s director of global multifamily housing partnerships.
In the announcement, Hernandez said the new model “eliminates barriers by encouraging home sharing and creating solutions that work for everyone.”

Pros of staying at a Disney hotel:

- Disney Theming Of course, all of the resorts offer that special Disney magic so you never have to leave the Disney bubble.
- Options From value to deluxe resorts, you have a lot to choose from. There are different pricing ranges as well.
- Discounts Occassionally during off season at Disney World, there are special resort discounts offered that might make it even more affordable to stay on property.
Cons of staying at a Disney hotel:
- Costly Unless you find a good deal or discount, most Moderate and Deluxe Disney World resorts are pricy per night.
- Parking Recently, Disney has required overnight guests to pay for parking. This can be anywhere from $13 $24 a night, and some hotels charge additional fees that arent included in the nightly rate.
- Disney Bubble While this is a perk for some, an escape from the Disney crowds isnt always unpleasant at night if you want a break.

The coolest month is January, with temperatures still averaging at around 59°F, while July sees the mercury soar to the low 80s. Disney World vacation rentals with outdoor pools or air conditioning are especially popular during these peak months. Quick rain showers are common in the summer months, but are soon replaced by the states world-famous golden rays.

For anyone unfamiliar, Airbnb is an online platform that enables property owners to list this homes, apartments, and other dwellings for short-term stays. Guests can view listings in their desired area and book a stay at a wide variety of accommodation types, including full homes and singles rooms within a multi-room unit.
Some Airbnb accommodations can be booked instantly others require approval from the host before being confirmed. Such is the case with The Mananui. I submitted the dates I wanted to book through Airbnb and an alert was sent to our host, Tahiti Gil. Within just about an hour our reservation request was approved.
The Mananui Airbnb is located in Kissimmee, Fla., in the Sherwood Forest RV and Mobile Home Resort. Owned by Tahiti Gil and designed by Typhoon Tommy, this tropical hideaway is already creating buzz in the tiki community. This one-bedroom mobile home is packed wall-to-wall including the ceiling with incredible tiki, Polynesian, and Adventureland-inspired decor. Anyone who is a tiki fan or fan of Disneys Adventureland atmosphere and attractions needs to have this place on their list.
Disney Worlds Wild Wonders
Disneys Animal Kingdom, a 500-acre zoological theme park that houses the iconic Tree of Life, is a short walk from most Disney World vacation rentals and should be on any nature lovers to-do list. The centers diverse zones each showcase the distinct ecology of the worlds different regionsthat means you can spot giraffes, zebras, cheetahs, and ostriches on a safari ride through the African plains, or trek through lush jungles to catch a peek of Bengal tigers, Komodo dragons, and over 50 species of Asian birds, all under the same roof.

Its increasingly obvious that guests are looking elsewhere to get better value for money.
